Terms & Conditions For Cannins Ltd

By booking a clean from Cannins Ltd you agree to the below T&Cs. Please make sure your read them. If you have any questions please contact the office.

One off Services

  • Defined as any service other than our regular 6 weekly window cleaning service
  • Gutter clearance (Internal Only): clears the debris from inside the gutter, it does not include the removal, repair, or replacement of any part of the gutter or downpipes.
  • Gutter Clean (External Only): includes the gutter, downpipes, soffits, and fascia.
  • Conservatory clean: consists of conservatory roof clean and windows including conservatory gutters and finials.
  • Soft Wash: Cleaning of organic growth by use of chemicals
  • Pressure Wash: Cleaning of surfaces by use of cold water at high pressure

Larger jobs

  • You can cancel a booking up to 2 working days beforehand by calling the office on 01386 718165 or emailing info@cannins.co.uk.
  • Any cancelation after this is subject to being charged at the full amount of the quoted price as we may not be able to fill your slot at this short notice.
  • Cleaning is undertaken with specialist equipment and with trained operatives. Cleaning is undertaken at customers own risk.

Prior to cleaning

  • We will send out a text message and email out up to 1 week prior to your clean.
  • We make time and space in our schedule for you therefore if you wish to postpone your clean contact the office on 01386718165 or info@cannins.co.uk before 9am the day prior to the clean.
  • A fee of 25% is charged if you cancel your scheduled clean with less than 48h notice.
  • We will endeavour to clean on the notified day, although on occasions due to unexpected circumstances we reserve the right to alter the day.
  • Roof cleaning cant be done in hight winds, heavy rain or freezing conditions. So may need to be postponed. 
  • Windows are cleaned at the customer’s own risk ensuring that windows/gutters are structurally sound and do not leak prior to cleaning and must advise Cannins Ltd of any defects
  • Please make sure the area around the house is clear of any excrement. The team will Refuse to clean windows if the is mess in the garden & may only clean front windows only. You will be charged for the full clean
  • If scaffolding is required this will be delivered prior to, and collected the day after the clean. 

On day of cleaning

  • Full access is required on the day, we are unable to move any obstacles which may inhibit cleaning or unlock gates.
  • All windows and vents must be closed before cleaning.
  • For pressure washing or roof cleaning the areas around the house must be clear of cars, furniture or pots.
  • Should full access not be available, we reserve the right to charge 100% of the quoted price.
  • We will not clean any surfaces we consider to be inaccessible or unsafe on the day of the clean.
  • Children & pets are to kept inside while the clean is taking place
  • All rubbish & mess created by the Cannins Team will removed and the working area is left clean and tidy
  • We may require access to a standard tap water point or electric point
  • Patios/ decking areas are to be clear of pots and furniture before being cleaned. Cannins Ltd or their contractors cant take any responsibility for any items damaged as a result of an accident, if not removed from the working area

Pricing and payments

  • All prices are inclusive of VAT at the standard rate.
  • Payment is due in full on completion of the work
  • Cannins Ltd may not be provided if payments are outstanding on the account.
  • In the event of a dispute, it is the customer’s responsibility to prove that payment has been made in full.
  • We reserve the right to make late payment charges and to recover any costs incurred in debt recovery.

Regular Window Cleaning

  • Window Cleaning: We provide on 6 weekly subscription based external window cleaning or pay as you go service.
  • Window cleaning can also be provided by on a bespoke service. This will be detailed in your quote. 
  •  window clean will include window or door glass, frame, sill, and sash made of wood, aluminum, steel or UPVC. Conservatory windows included unless otherwise stated. (A conservatory roof is a separate job; a quote can be arranged).
  • Other services quoted individually.
  • We do clean is all weathers unless dangerous to work in.
  • We give a 24h Wet weather guaranty to the window clean if cleaned during rain
  • Paint, varnish, lime scale, mastic, cement mortar, glue, labels, or other building products cannot be removed as a standard window clean but can be arranged at a separate cost.
  • This is a 25% fee payable if you cancel your clean with less than 24h notice. 
  • Should full access not be available, we reserve the right to charge 100% of the quoted price.
  • Windows will be cleaned using the water fed pole system. (Unless specified, traditional in the quote) Window will be left wet but will dry clear.

Subscription Service

  • Your initial clean is to be pain for at time of booking.
  • We will then set up a direct debit for a set day every month for 12 months for your window cleaning every 6 weeks. (minimum of 3 monthly payments)
  • All prices are inclusive of VAT at the standard rate.
  • If you postpone a clean, which cannot be done in the next 5 working days you will forfeit the clean and we will return in 6 week time.
  • You can cancel  your subscription after 3 months with 1 months’ notice.
  • If you have a residual balance on your account we will take the odd payment by direct debit


  • We do not share your personal information with any 3rd party. It is used with in Cannins Ltd and our associates only
  • The team May take photos of the areas being cleaned and these May be used on social media. Please let us know if your do not want any photos taken. We do not disclose personal details of the clean
  • All personal detail are kept on a secure system that are password protected
